What is a rent receipt?
A rent receipt is a written document certifying that the tenant has paid their rent and utilities in full for a given period. The rent receipt is an important document because it can serve as official proof, particularly as proof of residence.
This document applies to all rental housing units, whether they are unfurnished rentals or furnished, as part of a lease agreement.
What is the difference between a rent receipt and a rent invoice?
A rent statement is a document sent before payment to inform the tenant of the amount due for the month in question. A rent receipt, on the other hand, is issued after payment, only when the rent and utilities have been paid in full.
These two documents therefore have neither the same purpose nor the same legal standing.
Is a rent receipt required?
The law of July 6, 1989, provides that the landlord must provide a rent receipt free of charge, but only if the tenant requests one. It is therefore not sent automatically, unless the landlord or real estate agency chooses to do so.
This rule is stated on the public service's official website and constitutes a right for the tenant.
Is it free or do I have to pay for it?
A rent receipt must be provided free of charge. No fees may be charged for preparing it, mailing it, or sending it by email. Any attempt to charge a fee is against the law.
Does the law require a specific deadline for mailing?
The law does not specify a precise timeframe. In practice, the receipt must be sent within a reasonable time after payment is received. Prompt issuance helps prevent disputes and simplifies the tenant’s administrative procedures.
What should a rent receipt include?
To be valid, a rent receipt must include several essential pieces of information:
- the name and address of the landlord or real estate agency,
- the tenant's name,
- the address of the rented dwelling,
- the period in question,
- the amount of rent,
- the amount of rental expenses,
- the total amount paid,
- the date of issuance,
- the signature of the landlord or the landlord's representative.

When and how should you send a rent receipt?
The receipt may be delivered in person, sent by mail, or transmitted electronically, subject to the tenant’s consent. Sending receipts by email is now common practice, particularly in the context of professional rental management.
What should you do if you receive a partial rent payment?
In the event of a partial payment, the landlord cannot issue a rent receipt. The landlord must instead provide a rent receipt that indicates the amount already paid and the remaining balance. A rent receipt is issued only when payment is in full.
