What is a real estate broker?

A mortgage broker acts as an intermediary between you and the banks. Legally, a mortgage broker is classified as an IOBSP (intermediary in banking operations and payment services) and must be registered with ORIAS to operate legally.

In practical terms, he doesn’t lend the money himself: he works on your behalf to find the best financing solution from among several lenders. He analyzes your financial profile (income, savings, debt), compares offers from banks, negotiates the terms, and guides you through the process until the loan is actually approved and disbursed. In most cases, he is paid only if the process is successful—that is, once your loan is actually approved and disbursed.

What is the role of a real estate agent in a home-buying process?

When you’re planning to buy a home, a mortgage broker is involved in every step of the financing process. They begin by assessing your borrowing capacity and the feasibility of your plan: potential loan amount, term, monthly payments, disposable income, and so on. They also help you choose the right type of loan (traditional, zero-interest loan, bridge loan, subsidized loans, etc.).

Next, he works with you to put together a complete and “clear” application package for the banks: supporting documents, proof of income, employment status, and a detailed project proposal. He submits this package to several financial institutions, compares their offers (interest rates, insurance, guarantees, application fees), and negotiates on your behalf. 

Finally, he will guide you through the process until the signing at the notary’s office, ensuring that the deadlines for the condition precedent regarding the loan approval are met.

Why Use a Real Estate Broker?

Working with a broker saves you valuable time: you only need to gather your documents once and prepare a single application, and the broker handles all the communication and follow-ups with the banks. You avoid multiple appointments and tedious comparisons.

Furthermore, thanks to its high volume of business and its network of partners, the broker can often secure more favorable terms than you would be able to obtain on your own: better interest rates, lower bank fees, optimized loan insurance, and tailored guarantees. 

He also provides genuine advice: he explains the different offers to you, breaks down banking jargon, alerts you to potential pitfalls, and helps you choose the option that best fits your plans and profile.

How much does a real estate agent cost?

A broker’s services come at a cost, which generally consists of two components. First, a commission paid by the bank for referring you, which does not increase the cost of your loan. Second, there are brokerage fees that you are responsible for, which are either a flat fee or a percentage of the loan amount. 

Depending on the parties involved and the complexity of the case, these fees are usually around 1% of the loan amount or a flat fee ranging, as a general guide, from a few hundred to about 2,000 euros.

Good to Know : The broker may only charge you a fee if the loan is actually approved, and must clearly inform you of their compensation at the first meeting, before you sign the agreement.

What are the limitations or risks associated with using a broker?

Using a broker is not a guarantee that you will get a loan or “the best rate on the market.” It all depends on your profile, the banks’ policies at the time of your application, and the strength of your application. The broker’s fees are also a cost that must be factored into the overall cost of the transaction.

It is also important to verify the broker’s independence and the scope of its network: some brokers work only with a limited number of banks, which limits the available comparisons. 

Finally, as with any intermediary, it is essential to read the terms of service carefully, verify the company’s registration with ORIAS, check its reputation (customer reviews, recommendations), and ensure that the company is readily available and transparent about its fees.
